Loteamentos são grandes áreas de terras divididas em pequenos lotes. São uma das formas de planejamento para o crescimento de uma cidade mais conhecidos nos últimos tempos, são uma chance de viabilidade para as pessoas poderem adquirir um terreno e ter sua casa, o que nos últimos tempos vem ocorrendo de forma mais fácil pelos financiamentos bancários existentes.
Porém para a implantação de um loteamento em uma cidade não é algo tão simples assim, necessita de um bom planejamento urbano e de várias exigências.
Se já tens uma área de terra deve elaborar um plano, precisa-se saber qual o mercado local, quem serão os compradores, qual é a demanda da cidade, para isso deve ser estudado com clareza o plano diretor, parcelamento de solos e código de obras do respectivo município assim como fazer pesquisas do local.
Após estudo minucioso da legislação do munícipio, é realizado o projeto de separação da gleba em lotes, este que será apresentado a prefeitura com um pedido de aprovação. As áreas dos lotes são elaboradas de acordo com a legislação da cidade, estabelecendo uma área mínima, tanto para os lotes quanto área verde e área de lazer, obras públicas e sistema viário.
Para aprovação também são necessários a elaboração dos projetos de infraestrutura, projeto da rede de água, rede de esgoto, rede de drenagem de água pluvial, pavimentação, rede elétrica, paisagismo, sinalização viária, mobilidade e terraplenagem.
Sendo assim após a aprovação na prefeitura, como as demais obras, se faz necessário para execução o licenciamento ambiental. Que em alguns casos conforme o porte do empreendimento é exigido estudos mais detalhados como o EIV (Estudo de Impacto de Vizinhança) ou EIA-RIMA (Estudo de Impacto Ambiental e Relatório de Impacto Ambiental).
Com a documentação e projetos aprovados, a construção do loteamento e toda infraestrutura poderá ser iniciada e comercializada. Com isso será necessário obter uma escritura definitiva para todos os futuros proprietários dos lotes.
